Electrical maintenance for buildings with committees

Body corporate work has a problem most trades never deal with: the person approving the invoice is not the person who noticed the problem, and both of them answer to a committee. So the useful thing a contractor can do — beyond doing the work properly — is make the paperwork clear enough that a decision gets made without three meetings.

We quote itemised fixed prices, photograph what we found, and report in plain language rather than trade shorthand. Compliance items are flagged with what the standard actually requires and what happens if it lapses, so the committee can weigh it rather than guess.

The work itself: common area and car park lighting, stairwell and corridor circuits, exit and emergency lighting discharge testing to AS 2293 with the logbook maintained on site, intercom and access control, house-supply switchboards, and lighting upgrades that cut the biggest recurring line in most owners corporation budgets.

For office tenancies we handle fit-outs, make-good, supplementary air conditioning, data and power reconfiguration as teams move around, and after-hours work so nobody's Monday is disrupted.

FAQs

Frequently asked questions about office & body corporate

Do you work with owners corporations and managing agents?

Regularly. We deal with the managing agent day to day, provide itemised quotes the committee can compare, and keep the compliance register so nothing lapses between meetings.

Who is responsible for emergency lighting in an apartment building?

Generally the owners corporation for common areas, though it depends on the scheme and the lease. Either way it is not optional — AS/NZS 2293 requires six-monthly discharge testing with records kept on the premises. An incomplete logbook is the first thing an insurer looks at after an incident.

Can you quote so a committee can actually decide?

That is the point of how we write them. Itemised fixed prices, photos of what we found, plain-language explanation of what the standard requires, and options priced separately where there is a genuine choice.

What is the biggest saving available in most buildings?

Common area lighting, almost always. Stairwells, corridors and car parks run 24/7, so they are the largest recurring electrical cost in most owners corporation budgets and the fastest payback on an LED upgrade.

Can residents install EV chargers in the car park?

Usually, with the right approach. The building supply has to be assessed, charging load managed so it is not exceeded, and metering arranged so usage is billed to the right lot. We scope all three as part of the quote.

Do you handle after-hours work in occupied buildings?

Yes. Noisy or disruptive work in corridors, lobbies and car parks is normally done outside business hours, and we notify residents through the managing agent beforehand.

Are you insured for work in multi-storey buildings?

We carry $20 million public liability with certificates of currency available, plus SWMS and JSAs for work at height and in common areas. Our team hold current construction induction cards.

Can you take over compliance from another contractor?

Yes, and it is common. We audit what is installed, verify the existing records, identify anything lapsed or failed, and put the building back onto a compliant schedule with a clean register.
