Stop paying breakdown prices for problems you could have seen coming

A switchboard that fails at 2am on a Saturday costs several times what the same repair costs on a Tuesday morning — before you count the trading you lost while it was out. Preventative maintenance is simply buying the cheap version of the same job.

What a programme actually is

We inspect the site once, properly, and build a schedule from what is there — not from a template. Typically that means quarterly, six-monthly or annual visits depending on the asset, each one with a defined scope, a due date and a report at the end of it.

Between visits you have a number to call and priority over general work. You are not paying a retainer for the privilege; you are paying for a scheduled visit and getting the response time as part of it.

The register is the real product. Every test, date, result and certificate is filed against the site so that when a landlord, an insurer, an auditor or an incident investigator asks, the answer already exists.

What planned maintenance actually covers

A maintenance schedule is only worth having if it covers the things that actually fail. This is the standard scope we build from — trimmed or extended to suit the site.

  • Main switchboard and distribution board inspection
  • Exit and emergency lighting discharge testing
  • Thermal imaging of boards, joints and terminations
  • Internal, external, high bay and car park lighting
  • RCD testing with recorded trip times
  • Lighting control, sensors, timers and dimming systems
  • Circuit breaker and isolator operation checks
  • Test and tag of portable appliances and leads
  • Sub-main, three-phase and machinery connections
  • EV charger inspection and function testing
  • Power factor correction and metering checks
  • Solar isolators, CCTV, data and comms infrastructure

How often each item is done

Frequencies follow the relevant Australian Standard where one applies, and site risk where it does not. This is the usual starting point.

Every 3 months

Test and tag in construction, manufacturing and hire environments. High-risk portable equipment. Site condition walk on busy or high-turnover premises.

Every 6 months

Exit and emergency lighting discharge testing to AS 2293. RCD push-button testing. General office and retail test and tag.

Annually

Switchboard inspection and thermal imaging, RCD trip-time measurement, lighting and control system review, EV charger inspection, solar isolator checks.

What lands in your inbox after each visit

  • A dated report listing what was tested and the result
  • Certificates of Electrical Safety for installation work
  • Photographs of anything we flagged
  • Test and tag register to AS/NZS 3760
  • Faults fixed on the spot, itemised separately
  • Recorded RCD trip times, not just a pass mark
  • A prioritised list of what needs a decision from you
  • Emergency lighting discharge logbook to AS 2293
  • Prices against each item so you can budget it
  • Certificates of currency, SWMS and JSAs on request

FAQs

Preventative maintenance questions

How much does a maintenance programme cost?

It depends entirely on the size of the site and how many assets are on the schedule. We inspect first and then quote a fixed annual figure broken down per visit, so you can put a real number in a budget rather than an allowance. There is no charge for the initial site review.

Is preventative maintenance a legal requirement?

Parts of it effectively are. Under Victorian OH&S duties an employer must provide a safe workplace, and the accepted way of demonstrating that for electrical safety is testing to the relevant standards — AS/NZS 3760 for portable appliances and AS 2293 for emergency lighting. Insurers and landlords frequently require evidence of both. The rest is risk management rather than legislation.

Can you take over a site that has been neglected?

Regularly. The first visit is longer and usually turns up a backlog. We give you that as a prioritised list with prices rather than one intimidating number, so you can clear the genuine safety items now and stage the rest across the year.

What is thermal imaging and do we need it?

An infrared camera scan of a live switchboard, which shows loose or overloaded connections as hot spots long before they arc or fail. It is one of the highest-value checks available on a commercial board, it requires no shutdown, and many insurers now ask for a current report.

Will you work around our operating hours?

Yes. Testing at a retail site is normally done before open or after close, and warehouse switchboard work is planned into an existing shutdown window. Those hours are priced into the schedule rather than added to the invoice afterwards.

What happens if you find something dangerous?

Anything that is an immediate danger gets made safe on the spot and you are told before we leave the site. Everything else goes on the report with a priority rating and a price, so you decide what happens and when.

Do you cover air conditioning servicing too?

We do, and it is worth bundling. Filter cleans and system checks can sit on the same visit schedule as the electrical work, which means one contractor on site instead of two. See air conditioning.

Can we get the historic records if we change contractors later?

Of course — they are your records. Ask and we will send the complete register and every certificate we hold for your sites. We would rather you stayed because the service is good than because leaving is painful.
